CG Engineering provided structural engineering services for this three-story, 9,000 square foot residential structure on drilled concrete pile-supported foundations. The lower level consists of structural concrete slabs supported on grade beams. Due to the steep slope of the property, shoring walls and several retaining wall structures were required to achieve terraces. Heavy timber beams were used in combination with conventional wood framing throughout most of the house. The east porch was constructed with a one-way structural slab on intermediate concrete beams. Two 3-story steel moment frames were designed to allow maximum glazing for this waterfront property.
