2—Site Visit | CG Engineering will complete a site visit to determine if the remodel requires structural work. For example, the removal of a load-bearing wall may require a new beam, posts, and footings. Adding a certain number of window or door openings in the exterior wall may require additional wall sheathing, nailing, and strapping for lateral resistance. If structural drawings for the original construction are not available, we will as-built the existing framing during our site visit. We may request to cut holes in the drywall to assess certain areas of framing. We do not patch the holes. | Fees are typically fixed. Please call us for a fee estimate. 3—Design | CG Engineering will develop drawings and calculations for the remodel work suitable for permitting and construction. 4—Permitting | Anyone can manage the permit submittal, whether it be the homeowner, architect, engineer, contractor, or other consultant. For an interior remodel project, initial permit submission efforts usually require several hours of work. 5—Comment Response | If the jurisdiction has comments on the initial permit submission, we will respond to their comments for items related to our scope of work. We will coordinate with other consultants to address non-structural comments as needed. We will communicate with the homeowner on what to expect upon receiving comments back. | The fee is hourly and invoiced on a time and expense basis. Our goal is to respond to comments within one week of receipt. The overall timeline is dependent on number of comments and jurisdiction review timelines. |

7—Construction | During construction, the contractor may encounter unforeseen conditions when exposing portions of the framing that were not visually accessible to us during our site visit, request additional information, or request clarification of our drawings. We will work with the homeowner, architect, and contractor to resolve unforeseen conditions or requests for information (RFI’s) as needed. This work may include site visits, construction memos or revisions to the drawings. We can also help with other construction revisions if initiated by the homeowner, architect, or contractor. We will be sure to keep the homeowner in the loop about revisions, including the anticipated additional structural efforts required for the changes. If there are shop drawings or submittals for the project, we will ofen review those for structural conformance (e.g. roof trusses, guardrails, or beams). | The fee is hourly and invoiced on a time and expense basis.
