Damage Assessment & Repair
CG Engineering often works with property owners, insurance representatives and property managers to assess damaged property and design a repair solution. If you have a property that has sustained structural damage or if you are worried about water drainage problems, landslides or other damage, contact us to schedule an assessment.
Have a Project in Mind?
We often help property owners with:
If your structure has been compromised by windfall, fire, flood, vehicle impact, earthquake or other disaster, it is important to have a structural engineer determine if it is safe to occupy. Our engineers have experience with assessment and repair design for accidental damage of many varieties. We will design a repair for the damage and work with insurance companies, contractors and permitting agencies to ensure a safe and efficient repair process.
Dry Rot Repair
We specialize in assessment and repair design for buildings that have been compromised by dry rot. If you suspect dry rot in your structure, an engineer should investigate the extent of the damage. Our investigation will often require that we work with a contractor to open walls in key areas of the structure to view the damage. We will present our findings to you along with appropriate repair options, and can help with permitting the repairs if requested.
Our engineers have experience working with damage due to landslides and erosion. We can design new retaining structures, or present solutions for repair of damaged walls and structures. Our structural team can assess foundations, decks and walls for safety and our civil team can design new drainage solutions to prevent excessive ponding or runoff from further damaging your property. We can also assist in permitting and coordination of additional consultants, as needed.
Damage Repair FAQs
How can an engineer help me with damage repair?
When you work with CG Engineering you can be assured that your property is being analyzed by a licensed professional engineer. We analyze your structure to determine exactly correct repair required for safety and longevity. Once retained, an experienced structural engineer will arrive on site to assess the damage and assist the property owner in understanding the next steps for re-construction. Based on the engineer’s findings, a summary memo will be provided with recommendations for needed repairs. Depending on the situation, we will design repairs and prepare construction documents suitable for permit, bidding and construction. We can coordinate the permit process as well.
How do you estimate project cost?
Each project is unique, so we take the time to carefully predict the amount of hours your project will take, and provide you with a project-specific estimate and proposal for our services. Depending on your preference, we can provide our services on an hourly fee or fixed fee basis. Sometimes, conditions are revealed throughout the demolition or construction process that require additional engineering time. If this happens we will provide a new estimate as an addendum and discuss these changes with you before proceeding.
How long does the design process take?
Project time frames can vary widely and are subject to many external factors. The major factors involved in determining the timeline for design of a project are the size of project and the involvement of other design professionals. For some projects, we need a survey and geotechnical study to be complete and the architect to be well into design phase before we can begin. We will do our best to work with your schedule and meet your needs. Engaging with an engineer early in the process is a good idea. We can keep tabs on the design process and be more prepared to start your project when it has reached the appropriate phase. Sometimes, we can make recommendations early on that will save time or money as your project is designed or constructed. After design is complete, you will likely need to permit your project through the local building department. CG can assist you with that as well.
How long does it take to get a permit?
Every jurisdiction will have a different timeline for processing permits. We find that a typical time frame is between three to twelve weeks, but it is highly dependent on the current workload of the permitting department in your jurisdiction at the time of the project. Some counties, such as King County, will take much longer. Our engineers are experienced with most local jurisdictions and can advise you on typical time frames for permitting your project at the time it starts.
Once a repair plan is developed, who will complete the work?
CG Engineering will provide you with construction drawings that you can use to obtain a bid from any contractor you choose. If you would like recommendations, we can put you in touch with contractors we have worked with. We can also help with permitting and coordinate repairs with your insurance company.
We believe that educated decisions are the best decisions. That’s why we developed our Homeowner Learning Center. The Learning Center is full of articles about structural and civil engineering topics that affect homeowners. You can get a basic understanding about what to expect when embarking on projects like foundation repair and slope stabilization, and learn how to determine when you need (or don’t need) an engineer for your project.
