11TH AVE TOWNHOMES
This six unit townhome project consisted of two 3-story structures having a combined square footage of approximately 7,700 square feet.
The buildings are predominately wood-framed with steel moment frames at the garages. The foundations are spread footings with slab-on-grade at the garage level. Several retaining walls were designed around the site.
BARTON STREET TOWNHOMES
CG Engineering prepared structural engineering documents and design for this 14-unit townhouse project located in Seattle. Civil engineering provided drainage, grading, erosion control and utility plans for the project.
JUANITA CONDOMINIUMS
This Lake Washington waterfront project was two buildings. The larger building is six stories of condos above two stories of parking. The upper floors are concrete on metal deck with metal stud joists, steel beams and columns, special concentrically braced frames and moment frames, and metal stud infill framing. The bottom two floors have PT concrete decks with concrete walls and columns. The six upper stories were modeled on RAM Advanse and a dynamic modal analysis was used.
The smaller building is two stories tall and has the same framing system as the upper floors of the larger building. Shoring was required on three sides of the excavation to a maximum height of approximately 14 feet. The shoring wall consisted of a cantilevered soldier pile wall.
